ลักษณะของบ้านที่ดี#1 จัดตามธาตุ

บ้านหรืออาคารที่พักอาศัย เป็นที่พักผ่อนที่ต้องการความสงบร่มเย็นเป็นหลัก ทั้งยังต้องการรากฐานที่
มั่นคงแน่นหนา ดังนั้นลักษณะพื้นฐานของบ้านทั่ว ๆ ไป ที่เราพบจึงมักเป็นลักษณะของธาตุดินเสีย
เป็นส่วนใหญ่ แม้ส่วนประกอบของบ้านก็มักเป็นลักษณะของธาตุดิน หรือความมั่นคงแข็งแรงด้วย
เช่น ตู้ เตียง โต๊ะ เป็นต้น

ลักษณะของบ้านที่ดีไม่ควรมีลักษณะเป็นคลื่น หรือเป็นขั้นบันได อันหมายถึงความเคลื่อนไหวที่มาก
เกินไป จะส่งผลกระทบกระเทือนถึงสมาชิกในบ้าน ในจุดต่าง ๆ ได้ รูปทรงที่ดีของบ้านต้องเป็นสี่
เหลี่ยมจัตุรัส หรือสี่เหลี่ยมผืนผ้า ความกว้างยาวไม่ควรเกิน 2:3 และไม่ควรมีมุมใดมุมหนึ่งขาดหาย
หรือเกินกว่า 1 ใน 3 ของพื้นที่ เพราะจะมีผลร้ายกับบุคคลในบ้าน (ตามแผนภูมิที่แทนตัวบุคคลจาก
รหัสทิศด้วย)

ธาตุน้ำ ลักษณะเป็นคลื่น ซ้อน ๆ กัน ทิศของธาตุ คือ ทิศเหนือ ลักษณะอาคารหลังคา
เป็นลอน ๆ โค้ง เช่น หลังคาโรงงาน

ธาตุไม้ ลักษณะเป็นแท่งยาว สูง ทิศของธาตุ คือ ทิศตะวันออก , ทิศตะวันออกเฉียงใต้
ลักษณะอาคารเป็นทรงสูง เช่น ตึก

ธาตุดิน ลักษณะเป็นสี่เหลี่ยมทึบ แข็งแรง ทิศของธาตุ คือ ทิศตะวันตกเฉียงใต้, ทิศตะวันออก
เฉียงใต้

ธาตุไฟ ลักษณะเป็นเปลว ปลายแหลม ทิศของธาตุ คือ ทิศใต้ ลักษณะอาคารยอดแหลม เช่น
บ้านทรงไทย ศาลาวัด วัด

ธาตุทอง ลักษณะทรงกลม โลหะ ทิศของธาตุ คือ ทิศตะวันตก , ทิศตะวันตกเฉียงเหนือ
ลักษณะอาคารทรงกลม หรือด้านหน้าโค้ง เช่น อาคารใหญ่ของเอกชน หรือสถานบันเทิง
เป็นต้น

วิธีการเลือกซื้อบ้าน

ขั้นตอนและวิธีการเลือกซื้อบ้าน

"บ้าน" เป็นหนึ่งในปัจจัยสี่ที่มีราคาแพงที่สุด และยังเป็นทรัพย์สินที่มีราคาแพงที่สุดในช่วงชีวิตของคนๆ หนึ่ง การซื้อบ้านหนึ่งหลังจึงอาจจะซื้อได้ครั้งเดียวในชีวิต ดังนั้นการเลือกและการตัดสินใจซื้อบ้านจึงเป็นเรื่องสำคัญ สำหรับผู้ที่ปรารถนาอยากจะมีบ้านเป็นคนตัวเอง แต่เนื่องจากแต่ละคนไม่ค่อยจะมีประสบการณ์หรือความรู้ในการเลือกซื้อบ้านมากนัก ด้วยความที่เป็นทรัพย์สินที่หาซื้อกันไม่บ่อย ทำให้การเลือกและตัดสินใจซื้ออาจเกิดขึ้นตามแรงจูงใจและการโฆษณาของผู้ขายเสียเป็นส่วนใหญ่ โดยที่ไม่ได้คำนึงถึงความต้องการที่แท้จริงของผู้อยู่อาศัยและเกิดปัญหาขึ้นมากมายภายหลังการเข้าอยู่อาศัย
ดังนั้นก่อนที่จะคิดตัดสินใจซื้อบ้าน ควรจะพิจารณาหลักการในเบื้องต้นเพื่อให้บ้านที่จะซื้อเป็นที่อยู่อาศัยที่มีคุณค่าอย่างแท้จริงสำหรับผู้อยู่อาศัย โดยมีวิธีเลือกซื้อที่เป็นขั้นตอนอย่างกว้างๆ ทั้งการซื้อบ้านเดี่ยว ทาวน์เฮ้าส์ หรือห้องชุด ดังนี้
-การพิจารณาทำเลที่ตั้งโครงการ
หลังจากที่ผู้ซื้อประเมินกำลังเงินของตัวเองอย่างถี่ถ้วนแล้วว่า รายได้ของครอบครัวเหมาะสมที่จะซื้อที่อยู่อาศัยในประเภทไหนที่จะกู้เงินกับธนาคารหรือสถาบันการเงินได้ และสามารถผ่อนส่งได้โดยไม่เดือดร้อน สิ่งแรกที่ผู้ซื้อจะต้องปฏิบัติ คือ การหาข้อมูลเบื้องต้นของบ้านที่ต้องการซื้อ โดยยึดเอาทำเลที่ตั้งที่สมาชิกในครอบครัวสามารถเดินทางได้อย่างสะดวกที่สุด มาเป็นข้อพิจารณาอันดับแรก ได้แก่ การเดินทางไปสถานที่ทำงาน หรือสถานศึกษาของสมาชิกในครอบครัว ระบบโครงข่ายคมนาคมที่มีระบบขนส่งรองรับ ทำให้การเดินทางเพื่อปฏิบัติภารกิจประจำวันสะดวกรวดเร็วและประหยัดค่าใช้จ่าย ซึ่งการเลือกทำเลที่ตั้งของบ้านจะพิจารณาจากความเหมาะสมกับความต้องการและวิถีชีวิตของคนในครอบครัวเป็นหลัก
สำหรับข้อมูลในเบื้องต้นผู้ซื้อจะสามารถหาได้จากสื่อหนังสือพิมพ์หรือนิตยสารที่เกี่ยวกับการซื้อ-ขายบ้าน หรือในเว็บไซต์ที่เปิดให้บริการข้อมูลการซื้อบ้านที่เพิ่มความสะดวกและรวดเร็วในการเลือกหาโครงการในทำเลที่ต้องการ เช่น เว็บไซต์ www.GHBHomeCenter.com ของธนาคารอาคารสงเคราะห์ , เว็บไซต์ www.dogdoog.com
-เลือกโครงการและราคาที่เหมาะสม
เมื่อผู้ซื้อได้ทำเลที่ต้องการแล้ว ในแต่ละทำเลจะมีโครงการที่ให้ผู้ซื้อเลือกอย่างมากมายทั้งโครงการขนาดใหญ่และขนาดเล็ก สิ่งที่จะต้องพิจารณาในขั้นตอนต่อไป คือ การพิจารณาเลือกโครงการและราคาที่เหมาะสม สำหรับโครงการที่ดีนั้นควรจะมีสาธารณูปโภคและสาธารณูปการที่ครบถ้วน เช่น ถนน ท่อระบายน้ำ ไฟฟ้า ประปา โทรศัพท์ ได้มาตรฐานตามที่กฎหมายการจัดสรรที่ดินกำหนดหรือไม่ สิ่งอำนวยความสะดวกในโครงการ เช่น สระว่ายน้ำ สวนสาธารณะ หรือสปอร์ต คลับ มีตรงตามความต้องการของผู้ซื้อหรือไม่ ในบริเวณใกล้เคียงโครงการมีโรงเรียน โรงพยาบาล หรือศูนย์การค้าหรือไม่ รวมถึง สภาพแวดล้อมทั้งภายในและภายนอกโครงการ เหมาะสมกับการอยู่อาศัยของสมาชิกในครอบครัวหรือไม่
นอกจากนั้น สิ่งที่ต้องคำนึงถึงอีกประการหนึ่ง คือ บริษัทหรือเจ้าของโครงการมีความน่าเชื่อถือมีประสบการณ์ในการพัฒนาโครงการที่อยู่อาศัยมากน้อยเพียงใด โดยพิจารณาจากประวัติชื่อเสียงและผลงานในอดีต เพื่อเป็นเครื่องรับประกันในขั้นต้นว่า ผู้ซื้อจะได้บ้านที่มีมาตรฐานทั้งด้านความมั่นคงแข็งแรง และก่อสร้างบ้านให้ตามเงื่อนไขที่ตกลงกันอย่างตรงเวลา ในกรณีนี้ผู้ประกอบการที่มีประสบการณ์และมีความเป็นมืออาชีพ จะได้เปรียบกว่าผู้ประกอบการหน้าใหม่ที่ยังไม่เคยมีผลงานในการก่อสร้างเลย
สำหรับเรื่องราคาเป็นสิ่งหนึ่งที่หลีกเลี่ยงไม่ได้ที่ผู้ซื้อจะต้องพิจารณาให้ตรงกับกำลังซื้อที่มีอยู่ แต่อย่างไรก็ตาม การซื้อบ้านโดยคำนึ่งถึงราคาที่ถูกที่สุดไม่ใช่เหตุผลที่ถูกต้องเสมอไป เพราะโครงการที่มีราคาถูกอาจจะก่อสร้างบ้านไม่ได้มาตรฐาน หรือใช้วัสดุที่มีคุณภาพต่ำระยะการใช้งานน้อยทำให้ชำรุดทรุดโทรมได้ง่ายเสียค่าซ่อมแซมบำรุงรักษาในระยะยาวกว่าบ้านที่มีราคาสูง แต่ใช้วัสดุอุปกรณ์ที่มีคุณภาพสูงและได้มาตรฐาน ดังนั้นการพิจารณาเรื่องราคาบ้านในโครงการประเภทเดียวกันขนาดเท่ากันจะคำนึงถึงความคุ้มค่ามากกว่า โดยพิจารณาในแง่ของราคาที่ดิน ราคาค่าก่อสร้าง และคุณภาพของตัวบ้านเป็นประเด็นหลัก
การเลือกโครงการและราคาที่เหมาะสม ผู้ซื้อจะสามารถนำโครงการที่อยู่ในทำเลเดียวกันมาเปรียบเทียบข้อดีข้อเสียในจุดต่างๆ ได้ เพื่อคัดเลือกโครงการและบ้านที่มีราคาเหมาะสมคุ้มค่ากับการซื้อ การพิจารณาเปรียบเทียบจะทำให้ผู้ซื้อตัดสินใจได้ง่ายขึ้นว่า ผู้ซื้อจะตัดสินใจเลือกซื้อบ้านในโครงการไหนราคาเท่าไหร่ โดยการเปรียบเทียบทั้งด้านสาธารณูปโภค สาธารณูปการ สิ่งอำนวยความสะดวก สภาพแวดล้อม ราคาซื้อขายต่อตารางเมตร คุณภาพวัสดุที่ใช้ก่อสร้าง ผู้ซื้อสมควรเปรียบเทียบข้อมูลจากการไปดูสถานที่ซึ่งเป็นที่ตั้งโครงการจริง นำมาประมวลโดยการให้คะแนนในเรื่องต่างๆ รวมทั้งการปรึกษากับสมาชิกในครอบครัว และสอบถามจากผู้ที่ซื้อบ้านอยู่ในโครงการนั้นๆ ผู้ซื้อจะได้บ้านในโครงการที่ตรงกับความต้องการมากที่สุด
-การเลือกตำแหน่งที่ดินและแบบบ้าน
เมื่อผู้ซื้อสามารถเลือกโครงการและราคาที่เหมาะสมได้แล้ว สิ่งที่ผู้ซื้อจะต้องพิจารณาในขั้นต่อไป คือ การเลือกตำแหน่งที่ดินและแบบบ้าน สำหรับเรื่องตำแหน่งที่ดินในโครงการจะเลือกแปลงที่เหมาะสมตามความต้องการของผู้ซื้อ เช่น อยู่ใกล้สวนสาธารณะ เพื่อต้องการสัมผัสความเป็นธรรมชาติและสะดวกในการออกกำลังกาย ต้องการอยู่ด้านในโครงการเพื่อต้องการความสงบเงียบ แต่อาจจะเกิดปัญหาด้านความปลอดภัยในทรัพย์สิน ในกรณีที่โครงการไม่สามารถจัดเวรยามได้เพียงพอ หรือต้องการอยู่ด้านหน้าโครงการเพื่อความสะดวกในการเดินทางหรือต้องการประกอบกิจการค้าขายเล็กๆ น้อยๆ เป็นต้น สิ่งเหล่านี้ขึ้นอยู่กับความต้องการของผู้ซื้อเป็นหลัก นอกจากนั้นผู้ซื้อจะต้องคำนึงถึงราคาบ้านที่เลือกในแต่ละแปลงซึ่งจะมีความแตกต่างกันออกไปอีกด้วย
สำหรับแบบบ้านก็เช่นเดียวกัน การเลือกขึ้นอยู่กับความชอบและความต้องการของผู้ซื้อเป็นปัจจัยสำคัญ ซึ่งในปัจจุบันแต่ละโครงการจะมีแบบบ้านให้ผู้ซื้อเลือกอย่างมากมาย ทั้งสไตล์ร่วมสมัย สไตล์โมเดิร์น หรือสไตล์ไทยประยุกต์ที่กำลังเป็นที่นิยม แต่ในขณะเดียวกันผู้ซื้อจะต้องคำนึงถึงประโยชน์ใช้สอยภายในบ้านที่เหมาะสมกับความต้องการ และความสะดวกสบายในการอยู่อาศัยเป็นเรื่องสำคัญ ประโยชน์ใช้สอยที่เหมาะสม อาทิเช่น มีห้องต่างๆ ตรงกับความต้องการ ไม่เล็กหรือใหญ่เกินไป สามารถติดต่อกันภายในระหว่างห้องได้สะดวกไม่ต้องขึ้นๆ ลงๆ ป้องกันแดด ฝนได้ดี มีการถ่ายเทอากาศดี ซึ่งรูปแบบบ้านจะต้องเหมาะสมกับสภาพภูมิอากาศของประเทศนั้นๆ การนำแบบบ้านในต่างประเทศมาใช้จะต้องมีการปรับปรุงประยุกต์ใช้ให้เหมาะสมด้วยเช่นกัน
วิธีและขั้นตอนดังที่กล่าวข้างต้น ช่วยทำให้ผู้ซื้อสามารถตัดสินใจเลือกซื้อบ้านได้อย่างเหมาะสมกับสภาพความเป็นอยู่และการดำเนินชีวิตประจำวัน โดยที่ไม่ต้องมานั่งเสียใจในภายหลัง เพราะเลือกซื้อบ้านที่ไม่คุ้มค่ากับการอยู่อาศัย

Scale

Scale is the size relationship between objects both within the garden and to the landscape as a whole.

Choose the size of your elements so that they seem to be appropriate for the area they’re in.

You know you’ve achieved good scale in your landscape design plan when you walk through your garden and you have …

… a comfortable experience.

We’ve noticed that most often scale is not considered when choosing entrance paths.

Most often a four foot wide path is chosen. While this width is comfortable for one person to walk on …

… it’s tight for two.

And if you have a two story home or sprawling ranch style with an average front yard the scale of the path is also off for the size of your home and yard.

Whereas, a six foot path gives a feeling of graciousness, which is the feeling that most of us would like our guests to feel as they enter our home. So if your front yard is large enough, opt for the six foot path in your landscaping design.

Make Your Space Work

I once had a writing teacher tell me, when thinking about writing a story, put aside any thoughts about structure, spelling, grammar. Just get it down on paper. Let it flow from you.

The same is true for your landscaping design. Put aside its current drawbacks. Think of it as just an empty space that you can fill with any shapes you choose.

And don’t get caught up in worrying about how you don’t know anything about horticulture. The first stage of a landscape design plan only deals with making the space work in a way that is visually pleasing.

Repetition

Repetition is a technique to produce unity in the garden.

Plants, building materials, and color are repeated so they produce a feeling of order and cohesion.

We spoke earlier about integrating garden structures by repeating color or building materials.

Use repetition effectively in your design by:

* Using a single type of groundcover over an entire garden and then use specific plants in the ground cover to provide varying interest though out the year. The repetition of the groundcover gives a unified color and texture on the ground while the plant accents give interest. The groundcover holds the whole design together.


* Repeating several similar varieties of the same general species of major shrubs so the masses have a similar feel.

Home Garden Tip: When developing your landscape design idea, avoid grouping different shrubs, groundcovers, structures or objects that are not related to each other in form or color. This will produce busyness and a feeling of disorder in a space.

Form


Form gives structure to your landscape. The masses of shrubs, the shape of garden structures, the outline of a tree or group of trees, and the spreading mass of groundcover are the basic elements of form in a landscape design plan.

These forms can resemble basic geometric shapes. The most common ones found in landscape design are:

* Squares
* Circles
* Ovals
* Rectangles
* Hexagons
* Angles

A client we had in New York had a contemporary home with several 45 degree angles. We took those angles and repeated them in the shape of the pool house, a hexagonal shaped swimming pool, and planting beds.

There are two important things to know about form:

* Vary the size and shapes
* Forms should be integrated

Forms should integrate with each other or a feeling of chaos and disharmony will result. You can do this by repeating materials or colors on different forms (you’ll learn more about the tool of repetition in the next section).

Home Garden Tip: When varying the sizes, keep in mind that in a small area, most of the shapes should be small and in a large area, the shapes should be on the big side.

The ideal is to create a feeling of calmness or action, depending on your objective:

* the fewer contrasts there are between large and small forms, the calmer the experience

* the more contrasts there are, more action will be the resulting tone

Line

Line functions in the landscaping design similar to bread crumbs in the forest. Line and bread crumbs can lead you …

… home, to a focal point.

The outlines of masses in your garden – trees, hedges, hillsides, paths, groups of shrubs, lawn edges, structures – form lines with their flow of direction. These lines can travel in the following ways:

* Vertical – suggests stability and permanence and can be created by the main body of most trees.

* Horizontal – these lines are created by the tops of fences and some tree limbs, quite often found with specimen trees, and suggest rest and repose.

* Diagonal – a hillside can create this line for a feeling of movement.

Straight lines lead the eye to a focal point in a dramatic way and are used in formal garden styles.

Remember that path to a focal point that we spoke of earlier on in our focal point section? For a formal garden the path would be straight and lead directly to the focal point that might be placed in a symmetrical

arrangement of shapes.

Curved lines lead the eye in a softer way and are used in the landscaping design of natural style gardens. In this landscaping idea, that path would gently curve and flow up to a focal point.

When working with line, however, remember that too many cooks spoil the soup. Too many lines going in different directions can make a landscaping idea busy and complicated. However, if all the lines go the same way, the result isn’t very interesting.


* Curving – the lines found most often in nature. Winding paths and curved planting beds are examples.

Texture

Contrasting textures complement and bring out the best in each other.

Texture in a landscape design plan comes from two sources:

* Plant life
* Building materials

Plant Life

Lawns, ground cover, trees and their bark, shrubs, mulch, flowers and the foliage of flowering plants all are sources of texture in the garden.

We’ve created several gardens that have no flowers and rely solely on the texture of foliage for their beauty.

And don’t forget about the interest that texture can create for your winter garden. This is when frost and ice can punctuate the qualities of bark, twigs, ferns and grasses.

Often the textures of plants will remind you of places you’ve visited and loved. Small, thin and spiked foliage remind me of the North Woods where I spent summers as a child amongst pines, ferns, birch trees and tall lake grasses.

Whereas, thick leathery foliage textures of cacti and succulents will conjure up pictures of desert scenes.

Building Materials

Stone, wood, brick, shingles, iron, cement, stucco are a few of the sources of texture that come from static sources.

We love to use the delicate textures of grasses and plants with lacy leaves to contrast with the rough solid texture of stone in our designs.

Like color, texture can be used to make a space seem larger or smaller.

Home Garden Tip: Install rough textured plants, like rhododendron, at a distance and fine textured ones such as a small leafed holly in the foreground to make a space look smaller. Fine textured plants planted at a distance and rough textured in the foreground make a space look larger.

Now we humans are funny creatures, as if color and texture weren’t enough to keep us satisfied with our landscapes, we need ...
